Who I am
I'm Erik Michor, a licensed Florida real estate agent and Realtor® with Signature Realty Associates in Valrico. For more than eight years I have helped over 100 families buy, sell, build and relocate across Tampa Bay and Florida's Gulf Coast — from Lutz and Wesley Chapel south through Riverview, FishHawk and Apollo Beach to Parrish, Lakewood Ranch, Sarasota and Venice.
My Florida Home Market is the resource I wished my clients had before our first conversation: plain-language answers about what a Florida home really costs, how the contract and closing process works, and how specific communities compare once taxes, insurance, HOA and CDD fees are included.

How I work: payment-level clarity before you commit
Most buyers start with a list price. I start with the full monthly cost and the long-term fit, because in Florida two homes at the same price can carry very different payments once property taxes, homeowners and flood insurance, HOA dues and CDD assessments are added.
- Compare communities by total ownership cost, commute and resale competition — not just the photos.
- Read builder contracts, CDD disclosures and incentive terms before a deposit goes down.
- Build offers around comparable sales, inspection and appraisal strategy and seller-concession options.
- Keep both sides of a sell-and-buy move coordinated so the timing and numbers work together.
- Explain each deadline after the contract is signed so nothing important is a surprise.

How the guides on this site are written
Every guide on My Florida Home Market is written or reviewed by me, based on questions clients actually ask and situations I see in real transactions. A few standards apply to every page:
- Dated reviews. Each guide shows when it was last reviewed. Pages are revisited when laws, programs or local conditions change.
- Official sources. Where a rule comes from a statute, a government agency or a loan program, the page links to that source so you can confirm the current version.
- No invented numbers. Prices, fees and tax figures that change often are not published as permanent claims. For current numbers on a specific property or community, ask for a dated report.
- Education, not legal or tax advice. I'll tell you when a question belongs with a real estate attorney, CPA, lender or insurance agent.
If you see something on this site that is out of date, tell me and I'll review it.
Where to start
If you are early in the process, the Florida home buying roadmap walks through every step in order, and the Florida real estate glossary explains the terms you'll see in contracts and on tax bills. When you're ready to talk about your own situation, reach out directly.
